Rental Regulations No Third Party Bookings: Government issued photo ID is required to book the property. The ID holder needs to stay at the property. We strictly do not allow pets on the premises. Failure to comply with this policy will result a $500 fee, and additional charges may be incurred if any pet-related documentation, such as dander or pet waste, is discovered. No smoke, no Marijuana inside or within 15 feet of the property. $500 Penalty applied Please note that we can access the home without any permission. No outside visitors at all times, No outside visitors at all times, no extra guests. $50 Penalty per visitor and per day applied. No events and parties. Age Restrictions: -If more than half of your group are under the age of 25, please send us an inquiry before booking. Reservation will be approved on a case-by-case basis. Quiet Hours: - from 10pm to 8am, please be respectful to the neighbors. No music outside at any given time. Once confirmed that quiet hours were violated will result to $500 Penalty. Pool -Pool and Garden is closed between 10pm - 8am. Please don't wonder around these area during that time. -We do not allow our guests to invite outside visitors to the home. We have entrance surveillance and neighborhood watch. - Please bath before using the pool. - No glass near the pool. No food and drink while in the pool. -People who appear to be afflicted with cuts, skin disease, communicable diseases, colds, fever, infection or other physical ailments are prohibited from entering the water -Do not disconnect the auto cleaning machine in the pool -No spitting or bolily fluids in pool -All children in the pool must have adult supervision -No diving -No running -No rough play -Any person suspected of being under the influence of alcohol or drugs is prohibited from entering the pool -The pool will close during any severe or dangerous weather conditions -The swimming pool is more than 10 feet deep in the deep area. Swimming at your risk. This is a private pool & NO LIFEGUARD ON DUTY. -No children in the pool & garden area without adult supervision, and no one should swim ALONE. Guest Capacity: -No more than the agreed number of people can stay overnight. If we find out, we can charge an additional $100/per person per each night of stay. Damage: -Damaged towels due to make up, blood, dirt or hair dye is $35. Lost keys is $50. Noise damage is a minimum $500. Having party & gathering,Breaking the quiet time (10pm-7am) rule ,Smoke indoor & making damages will lead to claims. Early Check-in/Late Check-out -Please no early check-in or late check-out without permission from the property manager or host. You will be charged a late fee of $25 per 30minutes after checkout time until the home is vacated. This fee does not award the guest possession of the home after checkout. Security Deposit: - Security deposit maybe requested on case by case basis. We will request additional charge after confirmation and refund the amount 1 day after check-out if no issues are found. If deposit request is not fulfilled 1 day prior to the stay, it will be a violation of house rule and the reservation will be subject to cancellation. Liability Waiver -There is no lifeguard at the pool, swim at your own risk -Guests shall hereby indemnify and hold harmless the owner and host against ANY and ALL claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss in which the owner and the host may maintain on the property does NOT cover the personal property of the guests. Guests should purchase their own insurance needed. We encourage guests to purchase traveler’s insurance. Toilet: Please DO NOT FLUSH anything including toilet paper down toilets. Please put toilet paper into toilet trash can. NO feminine products should be flushed at any time (no "flushable" wipes or feminine products). If it is found that feminine products or other items have been flushed and clogged the plumbing, you will be charged a minimum of $175 for plumbing/septic damages and repairs. Clean: Before leaving, place clean used tableware and clean the grill if you have used it. There is a $50 housekeeping charge for leaving behind unwashed dishes. Extra $50 housekeeping charge also applies to excessive spills in oven.
