If you book outside of these dates, please note that pool is not open to use. ☆ OTHER TENANT ☆ The garage on the same lot is rented to a contractor friend. They may come and use the garage from time to time. Please don't be alarmed. ☆ NO CABLE☆ Please note that we do not provide cable TV in the house. However, there is a TV available for you to use with streaming services or to connect your devices or use your own account for entertainment. ☆ AIR CONDITION ☆ Just giving a heads up that there are times AC is noisy in the utility room so when this happens, make sure to turn it off for awhile. So sorry in advance as not every appliance are perfect tho :D ☆ PETS ☆ We warmly welcome dogs to our home, and there is an additional pet fee of $100 per pet that must be settled prior to check-in. However, please be aware that we do not permit cats inside the home. House rules

No Third Party Bookings: -Government issued photo ID is required to book the property. The ID holder needs to stay at the property. Age Restrictions: -If more than half of your group are under the age of 25, please send us an inquiry before booking. Reservation will be approved on a case-by-case basis. Quiet Hours: - from 10pm to 7am, please be respectful to the neighbors. Guest Capacity: -No more than the agreed number to stay in the home overnight. If we found out, there is an additional $100/per person per each night of stay. All members of your group shall abide by the following rules at all times while at the property. -Please inform Property Manager if you are expecting guests that not staying overnight. No more than 6 people can be at the property at any given time. Early Check-in/Late Check-out -Please no early check-in or late check-out without permission from the property manager or host. Housekeeping uses these hours to get laundry done & entire home cleaned and ready for our next guests, who in many cases will arrive on the same day. If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged a late fee of $25 per 30minutes after checkout time until they have vacated the home. This fee does not award the guest possession of the home after checkout. - Before leaving, place all your dirty dishes in the dishwasher & run a cycle. There is a $50 housekeeping charge for leaving behind unwashed dishes. Extra $50 housekeeping charge also applies to excessive spills in oven. -Absolutely NO PARTIES PERMITTED. Violation is subject to $800 fine -NO SMOKING (of any kind) such as Cigarette, Marijuana or Vape is NOT allowed inside the home. Additional $200 cleaning fee will be charged if guests smokes inside of our home -Fireworks, sparklers, rockets and other hazardous materials are prohibited and shall not be used in or around the property. -No illegal drug use, abuse of any person and harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. -High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. -Please DO NOT FLUSH anything other than toilet paper down toilets. NO feminine products should be flushed at any time (no "flushable" wipes or feminine products). If it is found that feminine products or other items have been flushed and clogged the plumbing, you will be charged a minimum of $175 for plumbing/septic damages and repairs. Linens and Towels: There is no daily housekeeping service. While linens and bath towels are included in the house, daily maid service is not included in the rate. We do not permit towels or linens to be taken from the home. Liability Waiver -Guests shall hereby indemnify and hold harmless the owner and host against ANY and ALL claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognizes that any insurance for property damage or loss in which the owner and the host may maintain on the property does NOT cover the personal property of the guests. Guests should purchase their own insurance needed. We encourage guests to purchase traveler’s insurance.
